I think that Ruu doesn't exist, I think that it's a doll or a stuffed bear (because of the hair that looks like bear ears).
I think this because when Rii-san came back from the building, the reactions of everyone were weird, like "uh, y-yeah, okey..?", they never look like they're talking to a human when they "talked" to Ruu, they only look like they are playing along with Rii-san's delusions. All of this was caused because Yuki grow up, she started being more reliable so Rii-san lost the sourse of her strenght, that was protecting Yuki and acting like an older sister to her, she started thinking that she was no more needed by Yuki so she panicked and created a new "little sister" for her to protect, getting the same disorder that Yuki had, while Yuki is pretty much cured already.

Okey... I think I get it now..

1°- Azusa fell in love with sempai (Miyu)
2°- Kanami always takes the things that Azusa likes (maybe she has a crush on Azusa but this is it's her weird way to show her love), so when she heard Azusa say that she loved sempai, Kanami takes sempai and becomes her girlfriend just to make Azusa angry.
3°- Azusa is reeeeeeeeeeeeeeally pissed off of always having Kanami steal her things and bothering her, and she knows that Kanami doesn't love sempai but it's just with her for the hell of it, so she lures sempai with sex and all and later she "threaten" her so that they continue their relationship (it's not threating really since the sempai likes it, but so that sempai doesn't feel guilthy they work out their relationship like that).
